HouseListr vs Luxury Presence: the AI alternative for real estate agents

Luxury Presence sells you a website, a CRM and a team to run your marketing. HouseListr is frontier AI for real estate that turns any agent, team or brokerage into a full-service powerhouse.

The Short Answer

Luxury Presence is the most polished version of the last generation of real estate software: a premium website, a CRM, and a team that runs your ads and SEO, sold on a 12-month agreement.

HouseListr is the next generation: frontier AI for real estate. It turns any agent, team or brokerage into a full-service powerhouse, with the research, pricing, marketing and client work of a top firm done to the industry's highest standard, under your name and your judgment.

Build a Frontier Real Estate Business

HouseListr gives every agent the capacity of a full-service firm. Describe what you need, and HouseListr plans it, does the work and delivers a finished result with every figure sourced. You approve what goes out, and your time goes to the clients, showings and negotiations that only you can handle.

Built for the Practice of Real Estate

  • Reclaim Your Time for Clients. Hand the preparation work behind every listing and every buyer to HouseListr, so you keep the judgment and spend your hours with people.
  • Apply Your Standard to Every Listing. Every job runs on its own playbook, written from how top agents work, and every document, post and email carries your brand.
  • Grow Without Adding Staff. A solo agent works like a team, and a team or brokerage takes on more listings and clients with the people it already has.

How Agents Use HouseListr

  • Pricing strategy. Research every recent sale, active competitor and pending deal around the home, reconcile them against public records, and pressure-test the price against the comparables that argue against it. HouseListr delivers a defensible value range and pricing strategy, every adjustment explained and cited.
  • Winning the listing. Turn the CMA, the home's history and your marketing plan into a branded listing presentation built for the appointment, ready before you leave for it.
  • Market-ready launch. Go from an address to a full launch in one pass: the listing with its details, photos and description, the page on your website, the announcement posts and video, and the email to every buyer whose saved search it matches.
  • Buyer pipeline. Work every inquiry on every listing at once. Each buyer gets answers from the listing's own details, showings land on your calendar, and replies arrive drafted in your voice.
  • Seller reporting. Turn every inquiry, showing and open house into a weekly report for each seller, every number traced to its record, so price conversations start from evidence instead of opinion.
  • Market research. Research a neighborhood, a property's history or a shift in the market and get back a cited brief you can put in front of a client.
  • Marketing at scale. Run marketing across your whole inventory at once: posts, listing videos and campaigns for every listing, in your brand, on the schedule you set.
  • The business, triaged. Start every day with everything that needs you in one place: new leads, showings to confirm, clients who just opened what you sent and finished work waiting for your approval.

Control the Quality of Work

  • Review and approve. Nothing is sent, booked or published until you approve it.
  • Every figure sourced. Prices, comparables, dates and counts come only from real records, and each one links to its source.
  • Every change explained. Each edit is kept as a version with the reason for it, so you can accept, reject or restore any change.
  • Fair Housing built in. Listing copy and messages are checked for steering and protected-class language before you see them.

What Luxury Presence Costs

Luxury Presence does not publish its prices. Its plans page shows Launch, Brand, Scale and All In with a "Get pricing" button, and says there is a one-time setup fee that "varies depending on your plan." One public offer from March 2026 put its Launch+ plan at "$225/month" with "a $500 one-time setup fee (regularly $1,500)," limited to the first 100 agents. Paid ad spend is separate and goes to Google or Meta.

HouseListr also gives prices on a demo call, with a one-time setup fee and then monthly or annual billing. The difference is the commitment: Luxury Presence says "All plans are a 12-month agreement," and its terms charge "100% of the remaining fees for the full Subscription Term" to leave early. HouseListr's Terms say you "may cancel at any time from your dashboard," and "We do not charge an early termination fee and we do not accelerate the remaining term."

Why This Is a Different Category

Real estate software has been a stack of point solutions: a website from one vendor, a CRM from another, a CMA tool, a social scheduler, a transaction system. Each holds part of your business, and you do the work of connecting them and operating each one. HouseListr is one platform for the work itself. Your listings, clients, calendar, documents and marketing share one context, grounded in your own records and licensed market data, so the work comes back right.

This is task automation, not a replacement for the agent. The research, drafting, scheduling and follow-up get done, and your job levels up to what wins and closes deals: the advice, the negotiation and the relationship.

Law has already made this shift. Harvey, the AI that drafts and reviews legal work for lawyers to approve, reports more than 3,500 customers, including more than 80 of the AmLaw 100. Real estate agents had no equivalent. HouseListr is built to be it.

When Luxury Presence Is Still the Better Fit

If you want to hand your marketing to an agency-style team, run paid ads at scale, or need IDX search on an entry plan, Luxury Presence does that well, and a client list that includes Ryan Serhant and Mauricio Umansky shows it. Plan on a 12-month commitment.

How to Switch From Luxury Presence

  • Find your renewal date. Luxury Presence's terms renew the agreement automatically unless you give written notice at least 30 days before the term ends.
  • Keep your content. Its terms say you "retain ownership of all content, data and information you provide." Ask for an export of your listings and contacts.
  • Check your domain. Confirm you can log in to the registrar where your domain is held, so you can point it at your new site.
  • Bring your listings over. Give HouseListr each listing's address and it pulls in the home's public details and photos.

Questions Agents Ask

What is the best Luxury Presence alternative?

It depends on what you want the software to do. If you want a managed team running ads and SEO, look at other agency-style platforms. If you want AI that does the work itself, from CMAs to seller updates, HouseListr is built for that.

How much does Luxury Presence cost?

Luxury Presence does not publish its prices. A public offer from March 2026 listed its Launch+ plan at $225 a month plus a $500 setup fee (regularly $1,500), and every plan is a 12-month agreement. Ad spend is extra.

Can I cancel Luxury Presence early?

Its terms allow it with 30 days' written notice, with payment of 100% of the remaining fees for the full term.

Can HouseListr write a CMA?

Yes. HouseListr prepares a CMA for any address: it researches recent sales and active competition, selects comparables with the reason for each, and builds the client presentation for you to review and approve.

Why not just use ChatGPT for real estate work?

A general AI cannot see your listings, your leads, your calendar or local sales data, and it does not know how a top agent builds a CMA or a seller update. It hands you text to copy somewhere else. HouseListr works on your real records, runs each job on a real estate playbook, and delivers finished work with every figure sourced, ready to approve.

Who is HouseListr for?

Any real estate agent, team or brokerage that wants the work of the job done for them: CMAs, listings, buyer replies, showings, seller updates and marketing, finished and ready to approve.
